Description

The Renters’ Rights Act 2026 comes into force on 1 May 2026. Section 21 is abolished. All assured shorthold tenancies automatically convert. New rules on rent increases, pet requests, advertising and tenant notices take effect immediately.

This free checklist gives you a clear, practical action plan so you know exactly what to do before, on and after 1 May — without wading through pages of legislation.

WHAT’S COVERED

Before 1 May 2026

— Review all existing tenancy agreements and identify any clauses that no longer apply — Prepare a new Assured Periodic Tenancy (APT) agreement template for new tenancies — Update your Section 8 notice procedures — this is now your only route to possession — Set up a pet request and refusal process in line with the new rules — Download and print the Government Information Sheet ready to serve on tenants

From 1 May 2026 Onwards

— Stop issuing Section 21 no-fault eviction notices immediately — Serve the Government Information Sheet on all existing tenants by 31 May 2026 — Use only the updated Section 8 grounds for possession — Stop advertising properties with rent bidding or asking tenants to offer above the listed rent — Begin preparing for mandatory Landlord Database registration (rolling out late 2026) — Register with the new PRS Ombudsman scheme when required
