From 1 May 2026, the rules for renting in England have fundamentally changed under the Renters’ Rights Act 2025. New obligations have been added, existing ones updated, and the consequences of non-compliance are more serious than ever.

Section 4 – Ending the Tenancy End of tenancy duties covering the check-out inspection, deposit return within 10 days of agreement, deposit dispute procedures, and the requirement to use Section 8 court proceedings for possession. Section 21 is abolished from 1 May 2026.
